Our fee includes all of the following services:- Accounting
- Assessment collection
- Processing and payment of all association expenses
- Preparation of annual budget
- Detailed, organized monthly reporting to Board of Managers
- Maintenance of a separate checking acccount for each association and provide monthly reconciliations
- Weekly property inspections (at a minimum)
- 24-hour emergency service
- Enforcement of your association's rules and regulations
- Attendance at your association's quarterly board meetings and annual owners' meetings
- Procedural guidance at meetings
- Assistance in the development of effective rules and regulations
- Access to our discounted fees/rates from vendors
- Review of association contracts and insurance policies

Consultation
First Properties is available on an "as-needed" basis for self-managed associations. We are available to help with the initial set up of association procedures, handling construction/capital improvement projects or developing effective rules and regulations. Accounting-Only
Smaller associations often find that it is not cost-effective to retain full-service, professional management for their community. However, those same associations often find it difficult to recruit volunteers to handle the daunting task of managing the books of the association (assessment collection, bill payment, delinquencies, etc.).
